Job Title Assistant Super Job Description Summary The Assistant Superintendent is responsible for handling and performing a variety of non-licensed facilities maintenance and repairs, such as mechanical, electrical, HVAC, plumbing, painting, carpentry and custodial work. The position works closely with the Superintendent to manage the buildings operation and staff. Job Description Responsibilities Works under the supervision of the superintendent and in coordination with other building technicians and the facilities coordinator Maintains optimal condition to support of its residential occupants Contributes to cost savings, energy management, and other sustainability initiatives Carries out work in conformance to client expectations, while meeting company standards of practice Assists in managing staff needs and schedules Performs work in a timely and cost-effective manner, prioritizing across work orders, staff routines, and service requests Maintain common areas Understands and maintains safe work habits Interfaces with building occupants in a friendly manner to complete service requests Meets the performance standards and service agreements of the outsourcing contract Maintains proper records to document work orders, services requests and building condition Responds promptly to emergencies following the clients evacuation and emergency response procedures Support the various trade personnel and service providers in the performance and completion of their duties as needed and assigned Helps to ensure all building and maintenance policies, procedures, SOPs, codes, regulations, etc. are followed and enforced including safety systems and standards Assist and occasionally carry out a daily inspection of the working operation of all building systems (elevators, boilers, fire alarm panel and related equipment) Monitor and report on building contractors to insure compliance with Code and building procedures Monitor tenant work to ensure compliance with Code and building rules and regulations. Operate fire alarm panel when necessary Work with fire alarm vendor in performing fire alarm testing. Update fire alarm log books. Assist as needed with monthly inspection of fire extinguishers, sprinklers/standpipes, and maintain appropriate log books Accompany superintendent, or assist with daily /\"walk-thrus/\" to ensure building standards are being adhered to. Walk thru areas under construction on a daily basis Requirements HS Diploma or GED Minimum of 2 years of maintenance experience, preferably in a multi-building setting Active Shooter, FSD & EAP or FLS Certifications Certificate of Fitness - Standpipe/Sprinkler Certificate of Fitness - Low PSI Oil Burner Experience working as an outsource service provider and part of the on-site dedicated team or in a customer service setting is a plus Physical Requirements Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine Involves movement between departments, floors, and properties to facilitate work Ability to speak clearly so others can understand you Ability to read and understand information presented orally and in writing Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics Cushman & Wakefield is an Equal Opportunity/Affirmative Action employer.
